Complete Communities and density-bonus stacking
San Diego's Complete Communities ordinance allows transit-adjacent projects to stack density, FAR, and height bonuses on top of state density-bonus law. Modular construction does not affect bonus eligibility. We size modules to your bonused envelope and coordinate with the city's housing program staff during early design.
ADU bonus program
San Diego's ADU bonus program (a separate ordinance from state ADU law) allows additional unrestricted units in exchange for deed-restricted affordable units. Modular ADUs and small-unit multifamily are particularly well suited to this program because the per-unit factory cost makes the bonus math pencil.
Coastal and Mission Bay considerations
